Buying a brand-new home is a major investment and quite possibly the biggest one you will ever make.
At Smart Surv we understand the headaches that can arise from the "Unknown" when it comes to properties and their issues because believe me when I tell you this “We have been there”
Our surveyors are qualified residential building surveyors. With years of experience including managing properties for estate agents and landlords, working within the new build sector on repairs and estimation we have the experience to guide you. Properties will always come with hidden problems but that's why we like to work with our clients to get you best level or survey and advice on your purchase. New build properties do unfortunately come with a reputation, and you will only ever hear the horror stories, but it doesn’t have to be like that, and in our experience, houses are built extremely well and are perfectly capable of giving you what you expect from them. However, they are after all built by humans, and sometimes issues do develop. Things can get forgotten or not quite go to plan in the build process.
Your new build snagging survey (recommended within your first 6-12 weeks of ownership) gives you the report you need moving forwards. You will be expected to allow the builder to rectify the issues when agreed. You can always request to have an independent company like us, who have no formal agreements with home builders and therefore remain impartial. Our ONLY concern is you
