NEW BUILD SNAGGING

Our surveys are approved by the NHQB (New Home Quality Board)

 

During our snagging survey inspections, we look at all aspects of your home, garden and any outbuildings. Below we’ve listed a brief example of what will be included in your snagging survey. Please note this list is not exhaustive.

 

  • Internal Joinery, staircase, skirting, doors and ironmongery

  • Plastering, Dry lining, paintwork and finished wall levels

  • Application of sealants and silicone mastic including externally

  • Sanitaryware, sinks, WC’s, showers, baths and screens

  • Plumbing, heating, thermal image of radiators and all taps

  • Electrical socket outlets, switches, lights and consumer units

  • Kitchen appliances, kitchen installation, worktops, tiling and finish

  • Windows, glazing, locks, cills and ventilation

  • Boundaries, walls, fencing and gates

  • Soft landscaping, turf, slabs, retaining elements and subsoil quality

  • Driveways, footpath access

  • Brickwork, masonry, render, mortar, suspended floor vents and weep holes

  • Guttering, downpipes, boiler outlets and overflows

  • All doors external/internal for fitment and potential draught issues

  • Garages, brickwork, doors, groundwork and external taps

  • Meter Boxes, Inspection covers / chambers

  • Porches and canopies

  • Roof Tiles, ridge tiles, verge, eves, fascia and soffit boards

  • Loft Space inspection, insulation, ventilation and loft hatch adequacy

 

The following services are available optional extras:

  • Thermal Surveys (Winter months only)

  • Drone survey services (subject to Airspace availability)

  • Measuring service for ordering blinds, curtains, and furniture

 

As well as the snag report, we include an overview report which details the items checked even if no fault was found. The timescale that many developers require a snagging list from you varies from just a couple of days up to a few months. If you have purchased from one of the larger home developers such as Bovis Homes, Persimmon, Barratt, David Wilson, Bellway, Bloor, Taylor Wimpey, Redrow (etc) it is recommended that the survey is carried out in the first 2 months. The reason for this is in relation to the 'HBF survey' which you will receive 8 weeks after completion. It is important for your builder to address the items on our snagging survey to ensure they receive a good rating when you come to complete the survey. Please note that the timescale in which your developer fixes the issues that you give them will be down to their efficiency, but it is within their interests to give you the home that you purchased.
