HOME BUYING SURVEYS

Buying a home is the most expensive purchase most people ever make. As an owner, you will benefit from expert advice on the condition of your property - whether you plan to live in it, rent it out or sell it.

 

In a Level 2 Home Survey, we conduct an in-depth visual inspection of the property. Their report provides an expert account of the property's condition and highlights any problems with clear and easy-to-understand condition ratings.

Different homes require different types of surveys. The information below explains which survey we recommend for each property type. However, you should always discuss your requirements with us and we will be able to advise you further.

Home Buying Survey (Level 2)

 

This report is for if you would like extensive information whilst buying or selling a conventional house, flat or bungalow, built from common building materials, common building methods and in reasonable condition, this report includes:

 

  • A full list of problems that the surveyor considers may affect the property

  • Some advice on repairs and ongoing maintenance needed

  • Issues that need to be further investigated to prevent serious damage or dangerous conditions (we will advise the specialists needed)

  • Any legal issues that need to be addressed before completing your purchase

  • Information on the house location, the local environment, and the recorded energy efficiency (where available).

 

The Home buying Report (Survey) does not include a valuation.

Building Survey (Level 3)

 

Choose the Building Survey (formerly known as a “Structural Survey”) if you are dealing with a large, older, or run-down property, a building that is unusual or altered (extensions, loft conversions etc), or if you’re planning major works to the property yourself. It does cost more than the Home buying report because it gives detailed information about the structure and fabric of the property.

The Building Survey uses the same "condition ratings" as the Home buying Report and It also includes:

 

  • A more in-depth thorough inspection and detailed report on a wider range of issues

  • A description of visible defects and potential problems caused by hidden flaws

  • An outline of repair options and the likely consequences if these are not completed

  • Advice for your legal advisers and details of serious risks and dangerous conditions found.

 

The Building Survey does not include a valuation.
